For property managers

Software for short-let property managers in Ghana

HostIQ is the Intelligent Hospitality Operating System, built in Accra. For property managers running short-let and serviced units on behalf of owners, it keeps every unit, booking, payment and cost in one place, and turns them into owner statements at month end.

Owners get their own portal showing what's been collected, what's still owed and what's waiting for their approval, so you spend less time answering "how is my apartment doing?" on WhatsApp.

What gets hard as you grow

  • Month-end statements built by hand

Every month you rebuild each owner's statement from bookings, channel payouts, MoMo messages and receipts, and hope nothing was missed.

  • Owners calling for updates

Owners want to know what their unit earned and why a repair cost what it did, and the answer is buried across several chats.

  • Refunds and expenses nobody signed off

Discounts, refunds and repair costs get agreed by phone, then questioned when the statement arrives.

  • Units spread across the city

Caretakers and housekeepers work in different buildings, and you can't see what happened today without calling each of them.

How HostIQ runs it

How HostIQ works for property managers

  • Owner portal

    Enterprise

Each owner logs in to see their own properties: what's been collected, what's still owed, revenue at risk, expenses and profit, with an inbox of refunds, discounts and expenses waiting for their decision.

  • Monthly owner statements

    Enterprise

Statements show gross revenue, channel and payment fees, your management commission and property expenses, then the net payout, by property and ownership share. Set each owner's commission once: a percentage of gross or net revenue, or a fixed amount per month or per booking.

  • Approval Center

    All plans

Refunds, discounts above your policy and certain expenses wait for a manager or owner to approve, so nothing on the statement comes as a surprise.

  • Action Center

    All plans

Unpaid stays, payments that don't match a booking and overdue tasks go to the right person as they happen, instead of turning up at month end.

  • Costs tied to each property

Log repairs, supplies, utilities and generator fuel against the property they belong to. Finished maintenance work posts to expenses, ready for the owner's statement.

  • One calendar for every channel

Calendar sync on Professional & Enterprise

Direct and walk-in bookings plus Airbnb, Booking.com and Vrbo reservations in one calendar, kept in step by two-way calendar sync.

  • A field team without the phone calls

All plans; staff texts on Professional & Enterprise

Housekeepers and caretakers get their jobs by text or their own My day link, mark when they arrive, and finish with a note and a photo. Your end-of-day report shows what happened in every building.

  • Roles for your office

All plans; custom roles on Enterprise

Your accountant lands on payment reconciliation, receptionists see bookings and guests, housekeepers see their jobs. Enterprise adds custom roles for how your team actually works.

These are the parts most property managers use first. See everything in the platform or other kinds of business.

Built in Ghana

Made for how you operate here

  • Owner payouts and guest payments in cedis, with guest payments settling to your bank account or mobile money wallet through Paystack.
  • Prices, payments and reports in Ghana cedis. Price a unit in US dollars if you like: guests see both prices and pay in cedis at the exchange rate you set.
  • Guests pay by MTN Mobile Money, Telecel Cash, AirtelTigo Money or card through Paystack, and the money settles to your payout account in cedis.
  • Record each guest's Ghana Card or passport on their profile, and require an ID on file before check-in if you want to.
  • Texts to guests and staff go out through mNotify, a Ghanaian SMS provider, so a housekeeper doesn't need an app to get their jobs.
  • Track your Ghana Tourism Authority licence for each property, and log generator fuel as its own cost.
  • Support on WhatsApp from the HostIQ team in Accra.

Which plan fits

The owner portal and monthly owner statements are on Enterprise, which has no unit limit. Managers with up to 15 units who don't need owner logins yet can start on Professional.

Questions

Common questions

  • Yes, on Enterprise. Each owner gets a portal showing their properties only: what's been collected, what's still owed, revenue at risk, expenses, profit, and anything waiting for their approval.
  • Gross revenue, less channel and payment fees, less your management commission, less property expenses, giving the net payout. It is broken down by property and the owner's share, and can be downloaded as a PDF.
  • Yes. Set a commission model for each owner: a percentage of gross revenue, a percentage of net revenue, a fixed amount per month or a fixed amount per booking.
  • You choose. Refunds, discounts above your policy threshold and certain expenses can be routed to the Approval Center. Managers approve in HostIQ, and on Enterprise owners see a pending inbox in their portal.
  • Yes, on every plan. Export your units and bookings from your old system or a spreadsheet and import them in Settings, or the HostIQ team does it for you during onboarding.
